The Top 10 Things Every Condo/HOA Board Should Know


  1. Read Your Legal Documents – Declaration, Covenants, Master Deed, By-Laws, Rules, etc.
  2. Find Good Professionals  … And Take Their Advice
  3. Trust but Verify
  4. Don’t Sweat the Small Stuff…Take Care of the Small Stuff
  5. Make Decisions
  6. Develop Leadership
  7. Release Bitterness, Cronyism, and Pettiness
  8. If you Fail to Plan you Plan to Fail
  9. Listen to the Owners, but Serve the Community

 So, you are on the Board of your HOA, Condominium, or other Community Association.  Most people never planned to be in your position.  I’ve yet to meet a director of a HOA or Condo Board that had included this position in their long range plans.  No one tells their 3rd grade teacher that they want to be on the HOA Board when they grow up.  Some saw a problem in their community and chose to serve, some run for the board to deliver service to their neighborhood, others were elected at a meeting where there were not enough nominees and someone had to raise a hand to fill the board.  All feel it would be easier, only if ….

I started this blog because there are several board members who want just a little help.  I also started because I’ve managed homeowner and condominium associations for 15 years and know some of the problems board members face.  I’ve seen the mistakes and learned from the achievements of some outstanding individuals serving just like you are.  This is a way to share those experiences with you.

This first post is a summary.  What does it mean to not sweat the small stuff and then take care of the small stuff?  Why do I tell you to read your legal documents twice?  So what’s the big deal, it’s just a list?
